Brisbane CBD
Acting across QLD
For Queensland business tenants
A Heads of Agreement or letter of offer full of terms nobody explains, and everyone acting like it's standard. It's not your job to know all this. It's mine. For a limited time, we'll review your first one free and explain exactly what you'd be on the hook for.
How it works
01 · Before you sign the offer
Send us your Heads of Agreement or letter of offer. Me or a lawyer on my team reviews it and walks you through the outgoings, rent reviews, make good and anything else you'd be on the hook for.
02 · The lease arrives
Before you sign, we go through the lease and the landlord's disclosure statement (if it's a retail shop lease), explain exactly what any guarantee covers, and push back on the terms that matter.
03 · Through to the keys
We negotiate the terms of the lease so they line up with everything agreed in your Heads of Agreement or letter of offer. Then we finalise the paperwork, check the security and guarantee documents, and stay with you until you have the keys to your premises.
No question too small

My team calls you within 24 hours to find out where you're up to, and asks you to email us your Heads of Agreement or letter of offer so we can review it.
Yes, for a limited time. We review your first Heads of Agreement or letter of offer at no cost and no obligation, then call you to walk through what it means for your business. If you want us to negotiate or finalise the lease from there, we quote a fixed fee upfront.
Most of our quotes for reviewing and negotiating a lease come in around $2,200, including GST. Your fee is fixed and agreed before we start any work, with no hourly billing, so you know exactly what you'll pay.
For most retail shops in Queensland, yes. If you currently lease fewer than five retail shops in Australia, you must give the landlord a legal advice report and a financial advice report before you enter the lease. We can prepare your legal advice report and explain the lease in plain English at the same time.
Usually, yes. Most landlords ask for one, especially from a new business. What matters is knowing exactly what it covers and for how long, and we'll explain that before you sign.
No, it's the best time to talk to us. You'll know what to look for in an offer before an agent puts one in front of you.
Not necessarily. Many Heads of Agreement aren't binding until the lease itself is signed, but some are, so it depends on the wording. Get in touch as soon as you can and we'll tell you where you stand.
No. If you're comfortable going ahead on your own after we've spoken, we'll tell you that.
Our office is in the Brisbane CBD, and we act for tenants across Queensland.

Who you'll be dealing with
Founder & Principal Lawyer, LK William
Lawrence founded LK William on one conviction: nobody should walk into a deal without understanding what they're agreeing to. After seeing clients blindsided by consequences no one had explained, he built a firm where you understand every step before you take it.
From the first review of your offer to getting the keys, you deal with Lawrence or a lawyer on his team directly.
